I can’t say enough how important it is to get pre-approved before you start your real estate journey.  Obviously a pre-approval is important if you’re looking to buy a home, but I also recommend that the sellers I work with get pre-approved as well, before they go on the market. I can’t tell you how many times I’ve worked with sellers that want to sell their home before they worry about the loan on their next property and then can’t get approved after they’ve already sold their home. Things change quickly and even though you may have good credit, maybe your debt to income ratio is too high, or maybe you have a missed payment you don’t know about, or some other factor is keeping you from getting approved. No matter what the reason is, if we had been prepared up front, we could have avoided the situation altogether or came up with a plan to address the issue.
